Listing Discreetly

August 23, 2026 Azari

Not everyone who wants to sell is ready to sell. Others want privacy. Some wish to test the market softly without accruing the data accumulation of a formal sale: there is a tool for that. The Participant Only Listing Database (POLD), visible only to licensed brokers and agents in New York City.

Here's the mechanic. In New York, the days on market clock starts when a listing is officially transmitted over the RLS. Not when we list it privately to the 120,000 licensed agents and brokers in New York City.

While it sits in that private POLD phase, nothing registers anywhere a buyer or competing agent can see. No days on market ticking up. No price history showing cuts. No stale listing stigma telling every buyer six weeks later that something's wrong. You get to float a number, watch how real buyers actually react, and adjust in private, at zero cost to how the property looks the day it does go public.

This is where luxury and ultra-luxury listings often live. A ten million dollar apartment does not need looky-loos walking through it because it showed up in their Zillow feed. It needs the small pool of buyers who can afford it, looking quietly, before the rest of the internet ever attaches a stigma to your home. POLD is that room. This discreet database is where the best brokers look before StreetEasy or Zillow ever enter the picture.

Then, when you're ready, it goes fully public with a completely clean slate. Day one, no baggage.

If you're sitting on a home you'll sell eventually, or one that simply should not be seen by everyone with a phone, POLD is the place to start.
